  4. Simple upgrades such as window repairs, polishing the doorknobs, and a fresh coat of paint in the most frequently used rooms and front door will instantly brighten up the property.

  5. Cleanliness and Staging.
  6. Keep your property uncluttered, sweet-smelling and well-lit from top-to-bottom. Pay attention to details: put away all pet toys, beds, and dishes, place a vase of fresh flowers near the entryway, pop a batch of cinnamon rolls in the oven, have your carpets cleaned. Your Broker will scan the property before it is listed for sale to see how you can improve the staging of your property.

  7. Completing Seller Disclosures.
  8. To sell a property in North Carolina, there are certain disclosures you must complete.   10. In our market, a third party app called ShowingTime allows cooperating Brokers to easily make a showing request on a property. Based on your preferences, we can build out the showing options so that it suits your lifestyle best. This is all part of our strategic marketing plan. It’s also how we can easily track who accesses the property (and when). Inspectors and appraisers will also be required to utilize ShowingTime and receive your approval to access the property.
