  • Move out inspections: thoroughly inspect property after move out and coordinate services needed to turn the property for the next tenant (routine maintenance, touch up paint, deep cleaning, appliance inspection, etc.)
  • Lawn care: our services include weekly lawn maintenance to ensure that the property meets all HOA requirements, is in good condition, and is not the responsibility of the tenant. This is built into the rent price and varies per property.
  • Assist with renovations/upgrades: when a property is in need of a refresh, our sister company The Tailored Cottage, can quote you and assist with bathroom/kitchen upgrades, feature walls, fencing, etc. 
  • You’re protected: our lease agreements ensure protection in the case of stopped rent, property abuse, etc.

We market your property in effective ways. The goal is to get your property rented as quickly as possible with a comfortable monthly rent that protects your assets.

  • Advertise property on multiple platforms including, but not limited to: company website, email campaigns, Instagram, Facebook, Zillow, etc. 
  • Professional photography: photographs of the property’s interior and exterior, including community amenities.
  • Field all inquiries made about the property: phone calls, emails, and online inquiries.
  • Property video tours: provide prospective tenants with a link of a walk through video tour catering to all interested parties including tenants that are not local.
  • Perform in person showings: COTTAGE team member personally escorts prospective tenants through each property of interest. 
  • Monthly rental newsletter: COTTAGE marketing team sends monthly email campaigns of all available and coming soon properties to local contacts including: HR departments for education and healthcare, executives, relocation specialists, staffing agencies, etc.

Tenant Application Process

We understand the importance of reliable tenants and our application process caters to ensuring the right tenant for your property.

  • In depth tenant screening: personally meet or speak with prospective tenants to ensure that your property is a good fit for them and our COTTAGE team.
  • Credit check: appropriate credit score and history.
  • Income verification: 3x the monthly rent in gross income.
  • Background check: past criminal offenses and convictions.
  • Rental history: past landlord verification, evictions, etc.
  • Pet screening: online screening of pets living in the home to confirm breed, age, size, etc.

Management Compensation

  • 12+ Month Lease or Greater
    • Management fee equivalent to twelve percent (12%) of all gross monthly rent collected by the management company.
  • 7 – 11 Months
    • Management fee equivalent to fifteen percent (15%) of all gross monthly rent collected by the management company.
  • 4 – 6 Months
    • Management fee equivalent to twenty percent (20%) of all gross monthly rent collected by the management company.
  • 1 – 3 Months
    • Management fee equivalent to twenty five percent (25%) of all gross monthly rent collected by the management company.
