The site where The River District is being developed has been a topic of interest for nearly three decades. Its origins trace back to a 1996 master development plan for the Charlotte airport, which included a conceptual “Western Development Zone”. Concerned about the potential transformation of their wooded environment into an industrial zone due to airport expansion, local residents collaborated with the city to develop the 2003 Dixie-Berryhill Strategic Plan proposing a balanced approach, advocating for residential and commercial development while preserving the natural landscape. Due to the recession in 2008, the development discussions were delayed for about six years; However, the topic was revisited in 2016, unveiling the bold vision for The River District and marking it as Mecklenburg County’s largest master development plan since Ballantyne.
Since 2022, Crescent Communities has been focused on establishing the essential infrastructure for The River District, including roads, utilities, and other foundational elements required to make the development habitable. They have been in collaboration with builders such as Toll Brothers, Saussy Burbank, David Weekley Homes, and DRB Homes to begin the building process of 267 homes in the Westrow phase. It has been projected that intentions of Phase 1 will be completed by spring 2025 followed by phase 2 of the development, known as Basswood, by late 2025.
The River District spans 1,400 acres and is designed to integrate residential, commercial, and natural spaces. It will eventually feature 2,300 single-family homes, 2,350 multifamily units, and over 500 acres of open spaces, including parks, trails, and a riverfront area. The development aims to blend urban amenities with conservation efforts, preserving local ecosystems and supporting wildlife habitats.
