Application Process

Yay! – You’ve found your new home within our portfolio!

Now that you you have identified the perfect place to call home, it is time to start the process of applying for the property. We hope you’ll find this step by step guide helpful through the application process and on towards move-in day.

Processing + Approving Your Application:

It may take approximately 1 – 3 business days to fully process your application. Documents including, but not limited to proof of income, rental or mortgage history, and credit can be verified by management. We check landlord references – please let them know in advance that they will hear from us to expedite/facilitate the process. In addition to information obtained from references, the following information is used to determine your applications approval:

  • Income (3x the monthly rent in gross monthly income)
  • Rental or Mortgage History
  • Credit Information (minimum score of 650)
  • Criminal Background Check

We will be in touch during and following this process to let you know as soon as we have confirmation of your approval.

Sign Your Lease + Pay Your Security Deposit:

Once the application is approved – we’ll send over a completed lease for each applicant to sign. You will receive this lease via email to be signed electronically. Please understand that time is of the essence when it comes to signing this lease. You’ll have 48 hours to sign and return the lease and pay the security deposit. The standard deposit on an approved application is equal to one month’s rent. Increased deposits may be required if the status is approved with conditions. You will pay the security deposit electronically through your tenant portal, which we will help you establish after submitting your lease.

PetScreening + Pet Fee (if applicable):

If you have pets living with you at the property, you will need to pay a $500 non-refundable fee per pet. You must complete a PetScreening pet profile for each pet. The profile includes information about the pet including, but not limited to: age, breed, vaccination records, among other information. The PetScreening costs an additional $35 if you have pets. There is no fee if you do not have pets.

Pick Up Your Keys:

In the days leading up to your lease start date, we will be in touch to coordinate a time for a “Move In Meeting”, so we can meet and review important details at the home and give you keys. In order to receive your keys, all money due must be paid in full – rent, security deposit, and pet fee (if applicable). We also require proof that all utilities are turned on in your name, and that rental insurance is in place. Your “Move In Meeting” will be scheduled with one of our team members. You will be asked to sign a document and initial next to all keys, fobs, and remotes that you received at the time of move in. If any of these are lost, you are subject to the cost of replacing them.

Moving Into Your Property:

Once you have keys to your new home, you are free to start moving in. Prior to your move in date, our team will pre-inspect your home using our move-in inspection checklist to ensure that the property is up to our standards.
