Ambitious Expansion Plans For Birkdale Village

Birkdale Village in Huntersville, North Carolina, is poised for a major transformation as part of a $180 million expansion plan. Already viewed as a destination location the greater Charlotte area, the renewed proposal, led by new ownership, envisions a modernized and vibrant mixed-use development designed to attract both residents and visitors while addressing community concerns from previous efforts.
This time, the rezoning petition will go before a newly elected town board, potentially influencing the decision-making process and outcome. If the rezoning application is approved, construction is slated to begin in early 2027, aligning with the NC 73 widening project, which will expand the corridor from four to six lanes, scheduled for 2026. This timeline underscores a coordinated approach to enhancing the area’s infrastructure and accessibility.
Key Highlights of the Proposal

  • Boutique Hotel: A five-story, 125-room boutique hotel is planned to accommodate business and leisure travelers. This will be situated across from a new office building, creating a central hub for commerce and hospitality.
  • Residential Units: The project includes 150 high-end apartments housed in a six-story building. The ground floor will offer 10,700 square feet of retail space, seamlessly blending residential and commercial uses.
  • Office Space: A six-story office building will feature 122,300 square feet of workspace with 13,000 square feet of retail on the ground level. The structure will replace the current Barnes & Noble site, with plans to retain the bookstore elsewhere in the new development.
  • Retail Expansion: Across the development, approximately 26,715 square feet of additional retail space will be added, enhancing the shopping and dining options available to visitors.
  • Parking Solutions: A new parking deck, along with other adjustments, will add 599 new parking spaces to address current and future demands.
